Guaranteed Rental
We Pay Your Rent - even if your tenant
doesn’t!
Make late
payments and missed payments a thing of the past. With our full
protection management package, we guarantee that we will pay
your rent on the due date every month - regardless of whether
the tenant pays us on time or not.
Tenants can make late payments for many reasons. They may
find themselves short one month, and unable to pay on the due
date. They may lose their jobs, or separate. Or they may just
not want to pay. The majority of rent guarantee packages will
recover any rent owed to you by the tenant - however, they
usually have a policy excess on them of around one months rent,
and take time to recover your money. With our full protection
management package, there is no excess and no delay in your rent
- we pay your rent on time, every time - regardless of
whether the tenant pays us or not. So you are guaranteed to
receive your rent on the due date every month without fail. If
the tenant consistently fails to pay the rent and eviction is
necessary, all legal fees and eviction costs are covered - and
you still receive your rent until vacant possession
How does it work? When the tenant finds a
property for rent, and passes all credit checking and tenant
referencing, we agree a tenancy start date. Once the
tenant moves in, we set up a schedule of rent payments, and
guarantee to send you the rent on the same day every month.
If the tenant defaults, or pays late, we maintain the regular
rent payment schedule regardless - so you still receive the rent
on the same day every month without interruption.

Example 1 - The
tenant finds a property for rent, passes the relevant
tenancy referencing, and moves in to the property on the 1st
July. They pay their rent on the due date every month,
until the 1st December. During the Christmas period,
they find they are struggling to maintain their rent
payments, and only manage to pay half of the rent on the 1st
December. On the 1st January, they are still
struggling to pay the rent, and can only manage to pay half
of the rent again, in total owing a full month's rent.
By the 1st February they are able to pay the full month's
rent, but not clear the arrears. In this situation,
the landlord will still receive the full month's rent on the
1st December, and the full month's rent on the 1st January,
so will not have lost any income. The regular schedule
of rent payments to the landlord on the 1st of the month
will not have been interrupted, and the landlord will not be
owed any rent.

Example 2 -
The tenant finds a property for rent, passes the
relevant tenancy referencing, and moves in to the property
on the 1st July. After moving into the property, they
then refuse to pay any further rent. They refuse to
vacate the property, and build up a full two month's rent
arrears. In this situation, the landlord will still
receive the due rent on the 1st of each month, with no
interruption and no rent arrears. We will continue to
pay the landlord the rent without interruption until the
tenant either vacates the property, or is evicted through
the courts. Should the tenant need to be evicted, the
full eviction process, from the submission of the Section 8
or Section 21 Notice to the Court Eviction is processed at
no extra cost to the landlord, and the full rent is paid to
the landlord until the tenant is evicted and legal
possession of the property is obtained.
